Bengaluru's unsold housing stock rose 34% year on year to about 79,180 units by June 2026, according to Anarock. More stock means more developers competing for the same buyer, and a longer list of names does not make the choice easier. No official ranking of the top builders in Bangalore exists. Sales volume, launch pipeline, delivery record and build quality each produce a different top five.
For a buyer looking at Thanisandra, a city-wide list is the wrong tool. The better question is which of the top real estate developers in Bangalore are actually building on this corridor, at what scale, and at what price. This blog maps that.
Why so many top builders are on Thanisandra Main Road
Thanisandra sits beside Manyata Tech Park, and employment is what draws developers to a corridor. Cushman & Wakefield's Q2 2026 data shows global capability centres took 52% of Bengaluru's 5.6 million sq ft of gross office leasing, with the Outer Ring Road among the most active belts. Housing follows jobs, and the reasons Thanisandra is being called Bangalore's next hotspot start with that commute logic.
The result is a dense field. Locality data from April 2026 puts the average rate on Thanisandra Main Road near ₹11,900 per sq ft, with projects ranging from about ₹10,400 to ₹15,350. Several of the names below sit at different points in that range.
The city-wide names and their Thanisandra footprint
CRE Matrix's 2026 to 2031 launch pipeline data puts Prestige Group at the top of upcoming Bengaluru supply, with Godrej Properties second at a 5.0% share and about 13.04 million sq ft of RERA-launched area. Brigade, Sobha, Puravankara, Sattva and Assetz also appear on most city-wide lists.
Not every city-wide name is building on this road. The table covers the ones with listed Thanisandra residential projects.
| Builder | Thanisandra corridor presence | Scale as listed | Differentiator |
|---|---|---|---|
| Prestige Group | Camden Gardens, pre-launch Windgates | Camden Gardens ~2 acres, 1 tower, 120 units. Windgates ~7 acres, 4 towers, 750 homes | One of the largest market shares in Bengaluru, mixing boutique and large formats |
| Puravankara | Purva Atmosphere, Purva Hennur 51 | Atmosphere ~12 to 13 acres, 3 towers. Hennur 51 ~4.5 acres, 1 tower | Nearly five decades in the market, a similar parcel size to L&T Thanisandra |
| Sobha Limited | Dream Gardens, Athena, Chrysanthemum (completed 2008) | Dream Gardens ~17 acres | Backward-integrated construction, with materials made in-house |
| Bhartiya Urban | Nikoo Homes, Leela Residences | 125-acre campus | On-campus retail, offices and F&B |
| Sumadhura Group | Solea, Rachenahalli | ~3.15 acres, 2 towers of 14 floors | Compact gated estate about 1.5 km from Manyata |
| L&T Realty | L&T Thanisandra (pre-launch) | ~12 acres, 7 to 8 towers, 750 to 800 homes | Lake frontage, ~60% open space, 4 homes per floor |
Rival figures come from project listings and vary between sources, so confirm each on the Karnataka RERA portal before relying on it. Godrej, Brigade and Sattva are active across North Bangalore, but this blog has not confirmed a specific Thanisandra Main Road project for them.
Best builders in Thanisandra 2026, by budget
Builders on this road do not compete for the same buyer. Ticket size sorts them.
| Budget band | Builders with listed options | What to expect |
|---|---|---|
| Below ₹1.5 Cr | Sobha (Dream Gardens, Victoria Park), Bhartiya (Nikoo Homes), Puravankara (2 BHK at Atmosphere) | Compact 1 to 3 BHK homes in large townships, with many towers and heavy inventory |
| ₹1.5 Cr to ₹2.5 Cr | Prestige (Camden Gardens), Sumadhura (Solea), Sobha (Athena) | 3 BHK homes in mid-sized gated communities, with 2027 to 2029 possession dates |
| ₹3 Cr and above | L&T Realty (L&T Thanisandra at ₹3.00 Cr* for the smaller 3 BHK) | Larger 3, 4 and 5 BHK formats aimed at the luxury bracket |
The top band is thin. Buyers searching for luxury apartments in Thanisandra at ₹3 Cr and above will find far fewer listed options than in the bands below. The comparison of L&T Thanisandra with other Thanisandra Main Road projects sets out how they differ on scale, density and lake access.
What makes each name different
Prestige is the volume player. Its Thanisandra work runs from a 120-unit boutique tower to a 750-home pre-launch, which shows how widely it ranges. Camden Gardens lists possession from December 2027.
Puravankara matches L&T Thanisandra on land, with Purva Atmosphere on roughly 12 to 13 acres. Its Purva Hennur 51 on Hennur Main Road is listed as K-RERA registered with possession targeted for 2027.
Sobha brings the strongest reputation for construction quality, built on making its own materials. Its Chrysanthemum project, completed in 2008, gives buyers a resident-tested reference on the same road.
Bhartiya Urban sells a campus. Across 125 acres, the ecosystem of retail, offices and landscaping reduces daily travel for residents, though timelines and pricing for its upcoming Leela Residences are on request.
Sumadhura works at boutique scale. Solea lists 3 BHK homes from about ₹2.36 Cr, with possession set for June 2029.
L&T Realty offers a different proposition. It has been active in real estate since 2011, with about 4.4 million sq m of residential development delivered. In North Bangalore, L&T Raintree Boulevard is a 65-acre township with 35 towers on NH 44 in Hebbal, and L&T Elara Celestia is a 632-apartment ultra-luxury development on Bellary Road. L&T Thanisandra extends that record with a 12-acre lakeside format.
Verdict for end users and investors
End users who need possession soon should shortlist builders with registered projects and stated dates, such as Prestige, Puravankara and Sobha. Those willing to wait for a lakeside, low-density format at the top of the price range can add L&T Thanisandra to the list once its RERA details are published.
Investors should think in two layers. Established names with delivered or near-delivery projects offer easier resale and more transaction data. A scarce format like L&T Thanisandra's 750 to 800 homes on 12 acres leans on long-term appreciation instead. The entry price is ₹3.00 Cr* against a locality average near ₹11,900 per sq ft, so the holding period matters. Detail on the investment case for L&T Thanisandra sits on the project site.

The map in one line
The top builders in Bangalore are not all on Thanisandra, and the ones that are serve different budgets and timelines. Prestige, Puravankara, Sobha, Bhartiya and Sumadhura cover the mid-market and the townships. L&T Realty is building toward the top of the range, and its RERA registration and cost sheet will show how it stands against them.
